EASY STEP BY STEP GUIDE TO OUR SERVICES:

1.- Advise our clients on the legal and taxation aspects which need to be followed when purchasing a property in Spain.

2.- Obtaining your National Insurance Number in Spain (NIE).

3.- Opening of a bank account in Spain, where we endeavour to assist them in obtaining the most competitive credit facilities.

4.- Advice on property prices.

5.- Conduct a full and thorough Land Registry search to check ownership via a Nota Simple, to ensure that the property is free from all outstanding debts and charges.

6.- Verify, in the case of buying off plan, that the developer has all the correct local planning permissions, bank guarantees for deposits and all the required documentation is in place, prior to purchasing.

7.- In respect to resales, draft the private purchase contract or in the case of selling, approve the sale contract supplied by the seller’s solicitor.

8.- Prepare a full report setting out the results of our enquiries and our recommendations concerning the purchase in general.

9.- Either accompanying our clients to the Notary and facilitate them with a translation leading up to and during the completion of their purchase or arrange a Power of Attorney, which can be signed in the UK or Spain, which would allow everything to be arranged on the clients behalf, saving them unnecessary visits to Spain.

10.- Registration of the title deeds (Escritura) at the Spanish Land Registry Office.

11.- Advise our clients on taxes related to their purchase and arrange for the payment of these on their behalf.

12.- Wills – impartial advice, guidance, preparation and execution of this all important document in line with Spanish law.

13.- Arrange all the associated direct debit mandates for the utility bills (electricity, water, telephone, property tax, council rates, etc.)

14.- Represent our clients to ensure that their Annual Property matters are maintained in a good, efficient and timely manner at all times.
